Potential Development of Boxwood Hall (65 Haddon Ave)

There is an application currently moving through the Borough of Haddonfield’s three Boards of review, The HPC (Historic Preservation Committee), The Planning Board, and The Zoning Board, to significantly alter one of Haddonfield’s most historic structures along with one of its most significant pieces of green space in the downtown area, Boxwood Hall (also known as 65 Haddon Ave.)  An assisted living company based in Moorestown is proposing to leave Boxwood Hall “as is” and build a massive four story high, 50 unit assisted living facility on the preserved green space in the rear and side of the property. The proposed building will be 331 feet long by over 100 feet wide. The current zoning on the property is “school” and the applicant wishes to have this changed to “institutional”. The applicant is also seeking bulk variances related to the size of the building: 30% building coverage where 15% is permitted, 47.9% impervious coverage where 25% is permitted. Boxwood Hall’s “garden” or green space would be lost forever if this application is approved. Boxwood Hall is one of the few 18th century properties that still exists in its natural setting, along with the French Tatem House and Birdwood. Part of the property is also considered wet lands…..
